Start with the leak, then decide the scope

Tell us where water appeared, when it happened and whether the roof has been repaired before. We inspect the roof and document the conditions so you can compare a targeted repair, restoration or replacement.

Commercial metal roof repairs: what to include

Loose fasteners, failed washers, open seams and damaged flashing are starting points for investigation, not a diagnosis from a ceiling stain. Your repair scope should identify the affected area, proposed materials, access needs and any remaining uncertainty.

  • Localized problem: define the failed detail and the repair proposed for it.
  • Recurring leaks across the roof: compare the wider condition with the cost and scope of individual repairs.
  • Damaged panels or uncertain underlying condition: establish what needs further investigation before choosing a system.

When water appears inside, use this commercial metal roof leak checklist to record the pattern and give the inspector a useful starting point.

New installation

For a new metal roof the details are what determine whether you are calling somebody in five years. Panel selection, fastening pattern, expansion allowance, closure at eaves and ridges, and flashing at every penetration. We install for the way the building actually gets used, including rooftop equipment and foot traffic.

Restoration when it ages

A metal roof restoration system may be an option where the existing roof is suitable. It is a wider scope than repairing one leak. The inspection should establish suitability and preparation needs before a coating is proposed.

Questions

Commercial metal roofing questions

Do you install new metal roofs or only restore them?
Both. We install new standing seam and exposed fastener systems, and we restore existing metal roofs that still have life in them. Which one you need depends on the condition of the current roof and the structure underneath.
How long does a commercial metal roof last?
With proper installation and maintenance a metal roof commonly lasts decades, and it can typically be restored at the end of that rather than replaced. The things that shorten it are neglected fasteners, unaddressed rust and poor detail work at penetrations.
What causes a metal roof to leak?
Almost always the details rather than the panels. Backed out fasteners, hardened washers, separated seams and failed flashing at penetrations account for the vast majority of leaks we get called to.
Can you work on agricultural buildings?
Yes. Large span metal buildings are common across Berks and Lancaster counties and they are a normal part of our work.
What warranty comes with the work?
Conklin systems carry a manufacturer warranty, and because we are a Preferred Contractor we can offer it on the systems we install. The term depends on the system and the condition of your roof, so we put the specific warranty in writing before you commit to anything. At the end of the term a coating system can typically be recoated to extend it rather than torn off.
